Melbourne office and shop defits
Office strip-out and defit waste cleared and removed, Melbourne-wide
Office strip out and defit Melbourne businesses rely on covers the removal and responsible disposal of everything left behind once a commercial tenancy is stripped back: partitions, suspended ceilings, carpet and flooring, workstations, shopfittings, data cabling and all the associated debris. It’s Done is a Prahran-based crew that has been handling commercial defit clearances across Melbourne’s inner south and east, the CBD and surrounding suburbs for more than 16 years, working to the make-good deadlines set by landlords and commercial agents.
We take care of the clearance and waste-removal side of the defit. That means loading and carting away partitions, ceiling grid and tiles, stripped flooring, workstations, counters, signage and cabling once the strip-out work is complete. We leave the tenancy clean, swept and handover-ready. Structural demolition and asbestos removal are separate licensed trades: where those are required, we refer you to the right contractor and coordinate our clearance around their programme.
Pricing is by the volume removed, not by the hour, so you receive a fixed, upfront quote before we start. No hidden weighbridge fees, no time-and-materials blowouts. For builders, project managers and landlords who need paperwork, we issue tax invoices and can provide a certificate of insurance for building management or the commercial landlord on request.

What we take
Strip-out and defit clearances cover the full range of commercial fit-out waste. Common items we remove:
How a strip-out and defit clearance works
Three steps from first contact to a handover-ready tenancy, with no surprises.
-
Call (03) 9820 1927 or send the online form with photos or a description of the scope. Rob reviews the load and the access requirements and gives you a fixed, no-obligation price, usually within a couple of hours. If you have a make-good deadline set by the landlord or agent, tell us at this stage and we will schedule the clearance to meet it.
-
We coordinate directly with your builder, project manager or building manager on access, lift bookings and loading-dock arrangements. After-hours and weekend access is available by arrangement, at no extra charge for the timing, so the clearance fits around the strip-out programme and the business next door is not disrupted. We can be on site once the strip-out debris is ready to move.
-
Once everything is loaded we sweep the tenancy down to a bare, clean shell and leave the loading area tidy. Back at base we sort the load, recycling metal ceiling grid, timber, copper cabling and other materials before the rest is disposed of responsibly. You pay the quoted price and we issue a tax invoice on completion.

End-of-lease strip-outs and defits: the clearance and waste-removal side
When a commercial lease ends, the tenant is typically required to return the tenancy to its original or agreed base condition. That obligation, the make-good, almost always involves a strip-out and defit: removing the partitions, suspended ceilings, flooring, workstations, shopfittings, counters, signage and data cabling that were installed during the tenancy and disposing of all the resulting waste. It’s Done handles the clearance and waste-removal side of that process for offices, shops, showrooms and commercial tenancies across Melbourne.
We work alongside the shopfitters, builders and project managers who are executing the physical strip-out, arriving once material is ready to be removed and taking it away so the programme keeps moving. For smaller defits, we may clear the space in a single run. For larger floors or complex jobs, we schedule the clearance in stages to match the demolition sequence. A typical strip-out and defit clearance covers:
- Partitions and ceilings: partition panels, suspended ceiling grid, tiles, battens and associated fixings
- Flooring and carpet: carpet, carpet tiles, vinyl, timber and subfloor sheeting
- Fit-out furniture and fittings: workstations, desks, counters, shopfittings, display units and kitchenette fixtures
- Cabling, signage and general debris: data cabling, conduit, wall brackets, signage and all strip-out waste
Our role is the waste removal and clearance, not licensed demolition. Where structural demolition or asbestos removal is identified as part of the scope, we refer that work to the appropriate licensed contractor and coordinate our clearance programme around theirs. The result is a tenancy that is swept, bare and ready for landlord inspection or incoming fitout, delivered to the make-good deadline, with a tax invoice and a certificate of insurance for your records.

Common questions
You deal directly with Rob and his team from first contact to job completion. No call centres, no middlemen. Pricing is by the volume of material we remove. Larger multi-floor or high-volume defits are quoted on a site visit so the price reflects the actual scope. Call (03) 9820 1927 or send photos for a fixed, upfront quote before we start.
Yes. We schedule clearances around the make-good deadline set by the landlord or agent, and after-hours and weekend access carries no extra charge for the timing. We can work evenings and Saturdays by arrangement to keep the programme on track. If your deadline is tight, call us early and we will build the clearance schedule around the strip-out programme.
A typical commercial defit clearance covers partition panels and frames, suspended ceiling grid and tiles, carpet and other flooring, workstations and office furniture, shopfittings and display counters, data cabling and conduit, signage, and all the general debris generated during the strip-out. If your scope includes something outside those categories, just ask when you call.
No. Our role is the waste removal and clearance side of the defit. Asbestos identification, removal and disposal must be carried out by a licensed asbestos removalist, and structural demolition by a licensed demolition contractor. Where those trades are needed, we refer you to the appropriate contractor and coordinate our clearance programme around theirs. Hazardous chemicals also fall outside our scope and must be managed by a licensed waste handler.
We are Prahran-based and cover the inner south and east, including South Yarra, St Kilda, Richmond, Fitzroy, Hawthorn and Prahran, as well as the Melbourne CBD and Docklands. See our service areas page for the full list of suburbs we service.
We work directly with whoever is running the strip-out programme. Before the job we confirm lift bookings, loading-dock arrangements, building management approvals and any after-hours entry requirements. You do not need to be on site for the entire clearance, but we need a site contact who can provide access and answer questions on the day. We can supply a certificate of insurance for the commercial landlord or building management on request.
We divert over 35,000kg of waste from landfill each year. Metal ceiling grid and framing, copper cabling, timber and cardboard are separated for recycling at our depot. Stripped flooring materials and reusable fittings are assessed for reuse or recycling where possible before the remaining waste is disposed of responsibly at a licensed facility.
Yes. It’s Done carries public liability insurance on every job and has been operating since 2008. We issue tax invoices and can provide a certificate of insurance for building management or the commercial landlord. Builders, project managers and commercial agents book us for end-of-lease defits because we are reliable, meet the make-good deadline, handle building-access requirements without fuss and leave a clean, handover-ready shell.
